En 2021, Machiels Building Solutions (MBS) livrera une fa\u00e7ade durable enti\u00e8rement pr\u00e9fabriqu\u00e9e en ossature bois pour De Kwekerij \u00e0 Utrecht-Oost. La durabilit\u00e9 est au centre du projet. Cela explique l’int\u00e9r\u00eat de recourir \u00e0 la construction \u00e0 ossature bois. Car le bois capte le CO2\u00a0au lieu d’en \u00e9mettre. Ce qui contribue \u00e0 l’obtention de deux \u00e9toiles BREEAM comme label de qualit\u00e9 pour ces b\u00e2timents. MBS place la fa\u00e7ade par devant les planchers pour r\u00e9aliser un ensemble totalement ininterrompu. Le b\u00e2timent \u00e9tant de ce fait imm\u00e9diatement \u00e9tanche au vent, \u00e0 l’eau et \u00e0 l\u2019air, les finitions int\u00e9rieures peuvent d\u00e9buter beaucoup plus rapidement.<\/p>\r\n\r\n\r\n

C\u2019est en 2008 que la fondation Stichting Studentenhuisvesting (SSH) ach\u00e8te l’ancien terrain de KPN sur la Burgemeester Fockema Andreaelaan \u00e0 Utrecht. Jebber et SSH d\u00e9veloppent alors un projet de construction de 840 logements locatifs pour \u00e9tudiants et personnes d\u00e9butant dans la vie active. Le nom ‘De Kwekerij’ rappelle l’\u00e9poque o\u00f9 plusieurs p\u00e9pini\u00e8res occupaient le site. \u00a0\nDe Kwekerij est une collaboration avec Dura Vermeer Bouw. L’accent \u00e9tant mis sur la durabilit\u00e9, les parkings sont con\u00e7us surtout pour les v\u00e9los et beaucoup moins pour les voitures. Le projet pr\u00e9voit aussi un emplacement pour de l’horeca et un espace d’exposition. Avec la transformation de l’ancien abri antiatomique en r\u00e9servoir d’eau et \u00e9tang, une place est laiss\u00e9e \u00e0 la nature. Diff\u00e9rents syst\u00e8mes produisent sur place l’\u00e9nergie n\u00e9cessaire pour les logements de De Kwekerij. Et certains b\u00e2timents affichent fi\u00e8rement une toiture verte. \u00a0\n\u00a0\nUne construction enti\u00e8rement en ossature bois unique aux Pays-Bas \nDura Vermeer a trouv\u00e9 chez MBS une solution \u00e9conomique\u00a0: l’entrepreneur hollandais avait demand\u00e9 offre pour une fa\u00e7ade compl\u00e8te en ossature bois avec bardage. Nos voisins du Nord placent ce genre de fa\u00e7ade le plus souvent entre les murs et les planchers, mais MBS\u00a0a propos\u00e9 une alternative qui vient se poser d’un seul tenant par devant les planchers et les colonnes, r\u00e9alisant ainsi directement un ensemble totalement ininterrompu. Si on place les fa\u00e7ades entre les murs et les planchers, il faut ensuite encore rendre le tout \u00e9tanche \u00e0 l’eau. Ce qui demande un d\u00e9lai suppl\u00e9mentaire. Alors que les finitions int\u00e9rieures peuvent d\u00e9buter imm\u00e9diatement apr\u00e8s le placement de la fa\u00e7ade par MBS. C\u2019est l’avantage d\u2019une fa\u00e7ade pr\u00e9fabriqu\u00e9e avec bardage de rendre le b\u00e2timent \u00e9tanche au vent, \u00e0 l’eau et \u00e0 l’air en une seule op\u00e9ration.\nChez MBS on\u00a0sait combien il est important de s’impliquer suffisamment t\u00f4t dans le projet\u00a0: \u00ab\u00a0Si nous avons l’occasion de nous concerter avec l’architecte, nous pouvons faire en sorte que son projet ait au final exactement l’aspect souhait\u00e9. Comme ici, gr\u00e2ce \u00e0 une collaboration \u00e9troite avec Aldowa (rev\u00eatement de fa\u00e7ade Rotterdam), le dessin caract\u00e9ristique de la fa\u00e7ade est rest\u00e9 intact. En r\u00e9unissant diff\u00e9rentes expertises, nous pla\u00e7ons ces fa\u00e7ades sans aucun \u00e9chafaudage. Avec des effets positifs sur le budget et sur les fameuses r\u00e9ductions des \u00e9missions de CO2\u00a0et d\u2019azote.\u00a0\u00bb \u00a0\n\u00a0\nConstruction durable en ossature bois par stockage de CO2 dans le bois \nConstruire en bois est durable parce que le mat\u00e9riau emmagasine du CO2. Les arbres ont en effet besoin de CO2\u00a0pour pousser et ils captent celui-ci dans l\u2019air pour ensuite le stocker dans la structure du bois.
